Why are the sellers not selling?

Inventory of resale homes in Metro Toronto is at a 15 year low. Currently 30% fewer homes than last year. In most neighbourhoods, homes that are priced properly are attracting multiple offers and selling for way more than asking price. Huge demand very little supply. So where are all the sellers?
This is a strong sellers market, with almost record low interest rates making affordability still achievable for many buyers.


Is it because there are not enough homes to move up or down to, so if you cannot find another home you won't leave yours?
Is it because there is still not enough confidence in the recovery from the downturn in the economy?
Are we afraid of the impact of a majority Conservative Government?
Or is it perhaps just the unexpected demand stemming from the catch effect of the recent recession?
